Welcome to Rent Baan. These Terms and Conditions govern your access to and use of RentBaan.com, including its property listings, accounts, subscriptions, enquiries, maps and related services.

By accessing or using Rent Baan, you agree to these Terms. If you do not agree, please do not use the platform.

1. About Rent Baan

Rent Baan is an online marketplace that connects people searching for property in Thailand with property owners, agents and developers.

Unless expressly stated otherwise, Rent Baan:

• Does not own the advertised properties

• Does not act as a landlord, buyer, seller or property agent

• Is not a party to agreements between users

• Does not guarantee any property or transaction

• Does not provide legal, financial or investment advice

All negotiations, inspections, payments and property agreements are conducted directly between the relevant parties.

2. User Eligibility

You must be legally capable of entering a binding agreement to create an account, advertise property, purchase a subscription or complete a property-related transaction.

Users under 20 years of age may use the platform only with appropriate parental or legal-guardian permission where permitted by law.

3. User Accounts

When creating an account, you agree to:

• Provide accurate and current information

• Keep your login credentials confidential

• Update your information when necessary

• Accept responsibility for activity conducted through your account

• Notify us immediately of suspected unauthorised access

• Use only accounts you are authorised to control

Rent Baan may request identity, business, ownership or agency verification.

4. Property Listings

Owners, agents and developers are responsible for their listings.

By publishing a listing, you confirm that:

• You own the property or have authority to advertise it

• The property description, location, price and availability are accurate

• Photographs and other materials belong to you or are properly licensed

• The listing complies with applicable Thai laws

• You will update or remove the listing when it becomes unavailable

• The listing does not infringe another person’s rights

Rent Baan may edit, reject, suspend or remove any listing that is misleading, unlawful, duplicated, outdated or contrary to these Terms.

Publishing a listing does not mean Rent Baan has inspected, verified or endorsed the property.

5. Property Verification

Users must independently verify property information before making payments or entering an agreement.

You should confirm:

• The identity and authority of the owner or agent

• Property ownership and title information

• The property’s physical condition and location

• Rental or sale price

• Deposits, service charges and additional fees

• Availability and included facilities

• Contract terms and payment instructions

• Applicable licences, permits or restrictions

We strongly recommend inspecting the property and obtaining independent legal or professional advice before completing a transaction.

6. Enquiries and Communication

When you send an enquiry, your contact information and message may be shared with the relevant owner, agent or developer.

Rent Baan is not responsible for representations, negotiations, communications or agreements between users.

Never transfer deposits or other payments until you have independently verified the property, recipient and payment instructions.

7. Subscription Plans and Payments

Certain listing, promotion or account features may require payment.

The applicable price, duration and included features will be displayed before purchase. Purchasing a plan does not guarantee enquiries, tenants, buyers, sales or rental agreements.

Unless otherwise stated or required by law:

• Fees apply to the selected service period

• Used listing or promotional fees may be non-refundable

• Bank and payment-processing charges may apply

• Paid features may end when the subscription expires

• Rent Baan may change future prices after providing appropriate notice

Any separately published Refund Policy also forms part of these Terms.

8. Prohibited Activities

You must not:

• Publish false, fraudulent or misleading listings

• Advertise property without authorisation

• Impersonate another person or business

• Upload harmful software or malicious code

• Attempt to access another user’s account

• Send spam, threats or abusive communications

• Copy or scrape platform data without permission

• Manipulate reviews, rankings, enquiries or statistics

• Use the platform for fraud or other unlawful activity

• Infringe copyrights, trademarks, privacy or other rights

• Bypass payment, account or security restrictions

• Interfere with the operation of Rent Baan

We may investigate suspected violations and cooperate with lawful requests from authorities.

9. User Content

You retain ownership of the photographs, descriptions and other content you submit.

By submitting content, you grant Rent Baan a non-exclusive, worldwide and royalty-free licence to host, store, reproduce, resize, display, distribute and promote that content for operating and marketing the platform.

You confirm that you have the necessary rights and permissions to submit the content.

10. Intellectual Property

The Rent Baan name, logo, platform design, software, graphics and original content are owned by or licensed to Rent Baan.

You may not copy, modify, republish, sell or commercially exploit our intellectual property without written permission, except where permitted by law.

11. Third-Party Services

Rent Baan may use third-party services such as Google Maps, location tools, payment processors, analytics providers and advertising networks.

These services operate under their own terms and privacy policies. Rent Baan is not responsible for their content, availability, security or practices.

12. Service Availability

We aim to maintain a reliable platform but cannot guarantee uninterrupted or error-free access.

We may modify, restrict, suspend or discontinue features for maintenance, security, legal, technical or business reasons.

13. Suspension and Termination

Rent Baan may suspend an account, remove content or terminate access if:

• These Terms are violated

• A listing appears fraudulent or misleading

• Payment obligations are not fulfilled

• The account creates a security or legal risk

• Action is required by law or a competent authority

Users may stop using Rent Baan or request account deletion, subject to applicable record-retention requirements.

14. Disclaimer

Rent Baan is provided on an “as is” and “as available” basis.

To the maximum extent allowed by law, we do not guarantee:

• The accuracy or availability of listings

• The identity or conduct of any user

• Property ownership, condition or legal status

• The completion or success of any transaction

• A specific number of enquiries or customers

• Continuous or error-free operation

Nothing in these Terms limits consumer rights that cannot legally be excluded.

15. Limitation of Liability

To the maximum extent permitted by law, Rent Baan will not be responsible for losses arising from:

• Property listings or transactions

• User conduct or misrepresentation

• Payments made directly to another party

• Reliance on listing information

• Loss of data, income or opportunity

• Unauthorised account access

• Service interruptions

• Third-party websites or services

Where liability cannot legally be excluded, it will be limited to the extent permitted by applicable law.

16. Privacy

Our collection and use of personal information are governed by our Privacy Policy. By using Rent Baan, you acknowledge that you have reviewed that policy.

17. Changes to These Terms

We may update these Terms when our services, operations or legal obligations change.

Updated Terms will be published on this page with a revised effective date. Continued use of Rent Baan after an update constitutes acceptance where permitted by law.

18. Governing Law

These Terms are governed by the laws of Thailand.

The parties should first attempt to resolve disputes through good-faith communication. Unresolved disputes will be submitted to the courts of Thailand having appropriate jurisdiction, unless applicable law requires otherwise.
